Olentangy Indian Caverns has been a tourist attraction for 75 years, but the underground caves north of Powell could close to the public if the site is sold.

The 42-acre property has been listed for sale for $2.6 million. The price includes the partly wooded lot with hiking trails; the U-Puttum miniature golf course and the gem-mining sluice; several small buildings, including the gift shop and museum; and, of course, the underground caverns explored for years by Native Americans, cattle rustlers and, since the 1930s, tourists.

The place is a throwback to midcentury America, when roadside attractions flourished as Americans indulged their wanderlust on the country's new highway system.

Olentangy Indian Caverns lately has attracted 30,000 to 35,000 visitors a year, unchanged from the 35,000 per year who visited in the early 1960s.

Its gift shop remains stocked with toy guns and tomahawks, Indian-themed jewelry and T-shirts. But the weathered Frontier Land replica Western town added in the 1970s might be removed soon, its fake gunbattles silenced by noise complaints from neighbors and the cost of staffing.

That's what prompted the three owners to put up a for-sale sign.

"I would really, really like to see someone buy this, build it out and promote it more locally to draw more area visitors again," said Tim Dickens, who bought the property in 1998. He's a Delaware County native and owner of the Delco Drive Thru and Delco Pizza business.

Soon after buying the property, Dickens built a 5,000-square-foot house on 2 acres along Home Road. He once had visions of living out his days there, with his children working at the caverns during the summer. But things have changed, his children have grown, and he and the two co-investors in the caverns have decided to call it quits.
